[vc_row][vc_column width=”1/1″][vc_column_text]Emporium Rental believes that there must be a fair balance between routine inspections, to ensure the tenants uphold their responsibility to care for the property, and minimise the inconvenience of disturbing a tenant.

It is our policy to inspect every rental property under our management every three months. A report is sent to the landlord on the general condition of the property and whether the tenants are maintaining the property in accordance with the terms and conditions of the Residential Tenancy Agreement.

From here, discussions are held with the tenant in regards to areas requiring improvement and recommendations are made to the landlord outlining any general maintenance requirements. The property manager then attends to any maintenance requirements once approved by the landlord.

Inspections of your investment property are a good way to ensure that maintenance issues are dealt with before they become a problem. The property managers will identify any areas of required maintenance, both present and future, and will also advise you or any ‘property enhancing’ improvements you may decide to undertake, for example; painting, security screens etc.[/vc_column_text][/vc_column][/vc_row]
