How do you choose a Tenant for my Property?
Choosing a tenant for a property is not a generic matter of selection, the tenant needs to suit the property and the property must also suit the tenant. Emporium Rental also has a process each applicant must complete in order to apply for a rental property. Each applicant needs to complete the following:
- A detailed tenancy application form
- 100 point identification check
- Tenancy Database search on their rental history
- Reference checks from their current/former landlords and agents
- Verification of their employment
- Verification that they can afford the rent and all other monies payable under the Tenancy Agreement
In addition to the above we also discuss the property in detail with the applicant to ensure that the property meets the needs of the tenant. This will help ensure the longevity of the tenancy agreement for your property. Once Emporium Rental has interviewed and reference checked all applicants they will be presented to you for approval before any tenancy agreements are entered into.
How long does a Lease last for?
Generally lease periods are either for 6 or 12 months. This may be altered or varied under certain circumstances to suit the needs of either tenants or landlords. If you have questions regarding lease periods, it is best to discuss this with an experienced property manager contact us today.
How long will it take Emporium Rental to find a tenant for my property?
The time it will take to rent your property unfortunately cannot be measured. It will depend how well the property is presented, the date the property is available, market conditions and the marketing of the property.
Emporium Rental will commence marketing your property immediately and can also provide advice on presenting your property for rent. We endeavour to find a perfect match for your property in the shortest time frame possible.
What do I do if I want to sell my property?
If we currently manage your property and you have decided to sell, your choice of agent is of critical importance in ensuring you attain the best price in the current market place.

What do you charge to Manage my Property? Are you the Cheapest?
Emporium Rental are not the cheapest agency and we also are not the largest, however our fees are indicative of the quality and commitment we provide for our landlords. Discounting fees reduces the level of service you will receive from your managing agent and at Emporium Rental we aim to provide an unsurpassed level of service to our landlords.
